Leave the Call Knowing Exactly How You'd Make Your First Private Loan, or Why You Shouldn't

It's 30 minutes on the phone with me, about your money and your situation. It's for people who have retirement savings they could commit for a few years and would rather hold the note than the deed.

By the end you'll know what your next steps would be, or that this isn't a fit for you. Either way, you get it in writing.

What you leave with

  • A clear read on fit. Whether private lending fits your situation and your temperament. Sometimes the honest answer is that it doesn't, and I think that's a perfectly good outcome for a phone call.
  • Your next step, in writing. Within a day of the call I email you a summary: what we covered, which account the money would come from, which custodian to call if it's an IRA, and what to ask any borrower before a dollar moves. It's yours to keep.
  • Your one question answered. You write it in when you book, and it's the first thing we talk about.

How the call goes

  1. You tell me where your money sits now, what it's earning, what you'd like it to do for you, and how long it could sit without you needing it.
  2. I walk you through what lending would look like from your side: what you'd see before any money moves, what happens each month, and what could go wrong.
  3. You ask me anything about how it works, and I give you a straight answer.

That's pretty much it. By the end you'll know your next steps, or that this isn't a good fit for you. Either way, the written summary is in your inbox within a day.

Is this call for you?

Probably yes, if

  • You've got savings or a rollover IRA that's earning less than you'd like
  • You want monthly income that doesn't depend on how the market feels that week
  • You've owned rentals, or thought about it, and would rather skip the tenants
  • You'd rather judge a loan yourself than be told what to do

Probably not, if

  • You might need this money back in the next couple of years
  • Six months of a borrower not paying would keep you up at night
  • You want to trade in and out, or check a balance every morning
  • You want someone to make the decision for you

If you mostly nodded along to the right-hand column, I'd skip the call and stick with the newsletter. Nothing wrong with that at all.

Both sides of the note

I spent 14 years in the Air Force, I've done 100+ real estate deals, and I hold 24 rentals. These days I buy affordable rental houses in Ohio with private money and sell them on payments. I also lend private money myself, so I can talk about both sides of the note.

I'm not a financial advisor, and I won't pretend to be yours. The call is free, its whole job is figuring out whether lending fits you, and there's nothing for sale on the other end of it.

Before we talk (optional, one minute)

These help me prepare, so the call is about your situation instead of a generic walkthrough.

Only if you'd rather I have it now. The calendar also asks when you pick a phone call.

This is about your situation, so the call fits it. It's never a minimum or an ask.

Roughly: income over $200,000 a year ($300,000 with a spouse) in each of the last two years, or net worth over $1 million not counting your home. "Not sure" is a fine answer.

Got them, thanks. Talk to you on the call.
